Check-Out
Bag All Rubbish
Bag all rubbish and leave it inside the large county trash bin.
Check Your Belongings
Check all drawers and closets for personal belongings. ARC Vacation is not liable for items left behind.
Lights & TVs Off
Turn off all lights and TVs before you leave.
Lock Up
Lock all windows and patio doors, and exit through the front door only.
Return Keys
Return keys to the lockbox if applicable. Late check-out ($65 + tax) available on request, at least 24 hours before departure.
Your Private Pool
Weekly Cleaning
The pool is professionally cleaned and chemically checked once a week. After rain or wind, sand or dirt may settle on the bottom. This is harmless, but an extra clean can be arranged for $35.
Pool Pump Timer
The pool pump runs on a timer (typically 8am–8pm) to maintain water quality. Please don't tamper with the timer or any pool equipment.
Pool Heating
If pool heating was included in your booking, it's already set up. Once switched on, the heater takes up to 48 hours to reach operating temperature. It's designed to warm the water, not make it hot. Cold nights will reduce effectiveness. If the air temperature drops below 53°F, the heater valve shuts off automatically to protect the motor. This is normal and not a fault.
Refund Policy
Refunds on pool heating are only issued if a technician confirms a mechanical fault.
Pool Rules
Supervise Children
Children must be supervised by an adult at all times.
Shower Before Swimming
Shower before entering the pool, as excessive sunblock damages the filter.
No Topless Sunbathing
Topless sunbathing is against Florida law.
Noise Curfew at 10 PM
Keep noise down after 10:00 PM, as most communities have noise curfews.
Patio Furniture Stays Outside
Patio furniture stays outside and must not be brought into the villa.
Use Your Own Beach Towels
Household towels are for indoor use only. Please bring your own beach towels.
Safety & Security
Fire Safety
Your villa has smoke and heat detectors throughout, and a fire extinguisher in the kitchen (and near the top of the stairs in two-storey homes). In the event of a fire, evacuate immediately and call 911 from a neighbouring property.
Keys & Lockbox
Always use the lockbox when leaving the villa and exit through the front door. If you exit via the garage while the front door is deadbolted from inside, you won't be able to re-enter. Lost or unreturned keys may incur a charge of up to $500.
Patio Door Alarms
Patio doors and pool-facing windows may have child-safety alarms. Keep them armed at all times, especially with young children. Tampering with these alarms is against Florida law.
Access During Your Stay
Only ARC Vacation staff or approved contractors will visit during your stay. They are required to leave a written notice if they enter in your absence. Please question anyone before letting them into the villa.
Around the House
Air Conditioning
The thermostat is set between 72°F and 80°F. Please keep it within this range, as setting it lower can freeze the unit and cause water damage, which will be charged to the guest. Keep doors and windows closed while the AC is running.
Appliances
Dishwasher: use dishwasher detergent only. Waste disposal: organic waste only, always run water while in use. Dryer: clean the lint trap after every cycle. Blinds: open before pulling back to access sliding doors. Breakages from misuse will be charged.
Toilets
Florida's waste pipes are narrower than in many countries. Please only flush toilet paper. Do not flush wipes, diapers, hygiene products, or plastic. A plunger is in the bathroom cupboard. If a blockage requires a maintenance call-out, the cost will be charged to you.
Garbage
Collection days are posted on the refrigerator. Bag all rubbish in sealed bags and place inside the bin. On departure, dispose of all opened food and dry goods. Failure to bag trash may result in a $50 charge.
Wi-Fi
The network name is displayed in the villa. If you have any trouble connecting, call the ARC Vacation front desk.
Telephone & TV
Local calls are free. Most villas also include free calls within the US, Canada, and Puerto Rico. Check with us if unsure. The cable package includes approximately 80 standard channels.
Florida Tips
Wildlife
Raccoons, possums, armadillos, and the occasional alligator are part of life here. Don't feed them, don't swim in natural lakes, and keep trash cans closed. Snakes are rarely venomous in residential communities. Keep your distance. The Black Widow spider is native to Florida: black and shiny with a red marking on the abdomen. Villas are treated monthly for insects.
Driving
Speed limits: 65–70 mph on highways, 20–55 mph in cities. Seat belts required for all passengers. Children 12 and under must ride in the back with an appropriate car seat. Right turns on red are permitted unless signed otherwise. Stop in both directions for a stationary school bus. Carry your licence and passport. Florida has strict DUI laws: .08% blood alcohol can result in immediate suspension.
Severe Weather & Hurricanes
Hurricane season runs annually. Central Florida is rarely hit hard, but be prepared: stock up on water and dry food, keep your car fuelled, pack ice into the freezer, and keep a torch handy. Move all pool furniture into the garage the day before a storm. If an evacuation order is issued, you must leave. We'll advise you and help where we can.
